When a legit lending post goes up on BiggerPockets, it gets 25 replies that all sound the same — because most of them are AI-written. The one or two honest answers get buried. If you're a broker, the fix isn't more replies. It's sounding like a human.
Post a real deal on BiggerPockets — real numbers, real timeline, actually fundable — and watch what happens.
First: nothing. Then a slow drip. Then 25 replies that all read like they came out of the same machine. Because most of them did.
Here's what nobody says out loud: when a legit post goes up, the poster is already talking to 20 different lenders, brokers, and middlemen. They're fielding calls, comparing terms, trying to figure out who's real. Your reply isn't arriving in a vacuum — it's landing in a pile.
And it's obvious they don't know who to respond to. How could they? Every reply says some version of the same thing.
Scroll any lending thread. Count the replies that read like this:
"Thank you for sharing the details of your project. Based on the information provided, this appears to align well with our lending parameters. We would welcome the opportunity to discuss your financing needs in greater detail..."
Nobody talks like that. That's AI. Or it's a VA. Or it's a guy running at scale who hasn't typed his own reply in two years.
Most humans operating at any real volume don't do much themselves anymore. The replies get outsourced — to software, to staff, to something. What's left is 25 paragraphs of formal nonsense that all say nothing, and the poster has no way to tell them apart.
I write my own responses. Every one. For this exact reason. When everyone else sounds like a press release, the guy who sounds like a person stands out — if the poster ever sees him.
That's the real damage. There are usually one or two honest replies in every thread. Someone who actually read the post. Someone asking a real question instead of pitching.
The poster never sees them. They're sitting under 25 AI paragraphs, and by the time the poster has scrolled through six identical formal replies, they've got answering fatigue — they're skimming, not reading. The honest reply might as well not exist.
And when the poster does try to engage — replies to someone, starts a conversation — what comes back? More formally-written nonsense. Or the other classic: "I can do it, DM me."
Thin. No details. No questions. And half the time, the guy who wrote it cannot do it. He's a middleman three layers from capital, or he's brand new, or he's just collecting DMs. But the poster can't tell, because everyone sounds equally formal and equally empty.
If you're a broker answering these posts, here's the uncomfortable truth: your polished AI reply is camouflage. It looks exactly like the 24 others. You're paying for invisibility.
What cuts through:
Sound like a person. Short sentences. Opinions. The way you'd actually talk to a borrower on the phone.
Ask questions, don't pitch. "How much of your own cash is in this? What's the ARV based on — real comprables?" Two sharp questions do more than six paragraphs of "we'd welcome the opportunity."
Be specific or be silent. If you can't fund their state, their loan type, their timeline — don't reply. Every generic reply trains posters to ignore all replies, including yours.
Write it yourself. I know it's slower. That's the point. The slowness is the signal. A hand-written reply in a sea of generated ones is the only thing a fatigued poster actually reads.
Answering fatigue isn't just annoying — it's load-bearing. It means the matching mechanism is broken. Borrowers can't find lenders, lenders can't find borrowers, and the noise in between gets louder every month as more replies get automated.
The fix isn't better AI replies. It's fewer, human ones. Say something real, ask something sharp, or stay out of the thread.
