Getting multiple hard money loan quotes is the right approach — it surfaces the best available terms and reveals what the market is actually offering on your deal. The problem is the traditional process for getting multiple quotes: submit separately to each lender, wait 24-48 hours for each response, repeat for every lender you want to compare. For a busy investor or broker, this takes days and produces inconsistently formatted information that is hard to compare directly.
A single quote from a single lender tells you what that lender will offer. It tells you nothing about whether those terms are competitive.
Hard money loan terms vary meaningfully across lenders for the same deal:
On a $350,000 loan, a 1-point difference in origination is $3,500. A 1% rate difference over 7 months is approximately $2,042. Getting one quote means you cannot know if a better deal exists.
The investor who gets three quotes and chooses the best one consistently gets better terms over time than the one who takes the first offer.
Getting quotes the traditional way:
If you want three quotes, you are looking at 4-7 days of back-and-forth across three simultaneous conversations, each with different people asking for different information in different orders.
Then you have three term sheets in different formats — different line items, different fee disclosures, different ways of presenting interest — and you have to manually reconcile them to compare apples to apples.
This process works. It just takes longer than most deals allow.
The faster approach has two components: simultaneous submission and structured responses.
Simultaneous submission: Instead of approaching lenders sequentially, submit to multiple matched lenders at the same time. The first one to respond with workable terms gets the deal. You are not waiting on a series of conversations — you are running a parallel process.
Structured responses: When all lenders respond in the same format — rate, points, LTC, term, draw structure, extension terms — comparison is direct. No reconciliation required.
This is what Broker Cheetah's quote request system does. Enter your deal once, request quotes from the matched lenders the platform identifies, receive structured responses in a consistent format. Compare rate, points, total financing cost, and close timeline side by side.
Once you have two or three real quotes, do not just pick the lowest rate. Compare:
Total financing cost: Add interest (accounting for Dutch vs. non-Dutch), points, and draw fees for your projected hold period. The lowest rate is often not the lowest total cost.
LTC offered: A slightly higher rate at 87% LTC may require less cash at closing than a lower rate at 80% LTC. Model both scenarios for your specific deal.
Close timeline: Which lender can actually close by your contract deadline? A term sheet from a lender who cannot close in time is not a viable quote.
Draw speed: On renovation loans, how long is the inspection-to-wire timeline? A lender with a 2-day draw turn beats a lender with a 7-day draw turn regardless of rate.
Extension terms: If your project runs long, which lender's extension cost is more reasonable?
The best quote is the one with the best total picture for your specific deal — not the one with the lowest number in the rate field.
For hard money brokers, presenting multiple quotes to a borrower is a core part of the value proposition. It demonstrates market knowledge, gives the borrower confidence they are getting competitive terms, and builds trust in the broker's ability to source well.
A broker who brings three comparable quotes with a recommendation is providing more value than one who brings a single option and says "this is the best I could find." The recommendation backed by comparison data is persuasive.
Broker Cheetah is built for this workflow — deal matching, simultaneous quote requests, structured responses — so brokers can present the comparison quickly rather than spending days assembling it manually.
