Finding a hard money lender is easy — there are hundreds of them. Finding the right one for your specific deal is harder. Every lender has a different credit box: the deal types they fund, the states they lend in, the LTC they offer at your experience level, and the credit score they require. Submitting to the wrong lender wastes time and kills deals. Here is how to get it right the first time.
Most investors approach lender selection the wrong way. They find a lender with a decent website, check that the rate looks reasonable, and submit. Then they wait — and often get a decline, or worse, a term sheet that changes at closing because the lender's actual program was different from what was advertised.
The problem: hard money lenders advertise their best-case programs. The 90% LTC headline applies to experienced borrowers with strong credit on deals in preferred states. Your specific profile and deal may qualify for 78% LTC, a higher rate, or no approval at all — and you will not find that out until you have spent a week in their pipeline.
The right approach is to match deal parameters to lender programs before submitting, not after.
Before evaluating any lender, know your own numbers:
These parameters define your deal profile. Every parameter filters the lender universe.
Some lender requirements are non-negotiable — no amount of deal quality or relationship will change them:
Geographic licensing: A lender cannot fund in a state they are not licensed in. Full stop. Eliminate any lender not licensed in your state before evaluating anything else.
Deal type: A lender who only does single-family fix and flip cannot fund your 10-unit multifamily. A residential lender cannot do ground-up construction on commercial property.
Loan size minimums and maximums: A lender with a $200,000 minimum does not fund a $120,000 deal.
After applying hard filters, your lender universe is significantly smaller — and every remaining lender is at least theoretically capable of funding your deal.
Within the lenders who pass hard filters, evaluate which ones have the best program fit for your specific borrower profile:
LTC at your experience level: An 85% LTC program for 5+ completed deals does you no good if you have 1 deal. Look for lenders with programs for your experience tier.
Credit requirements: Confirm you are above the lender's actual minimum — not just their headline minimum that applies to their best borrowers.
Rate and points for your profile: Advertised rates are for ideal borrowers. Ask what the actual rate is for your specific experience and credit profile, not the rate card.
Draw timing and structure: For renovation deals, how quickly does the lender process draw requests? Slow draws kill contractor momentum.
Prepayment terms: If you are doing a fix and flip and might sell faster than expected, know the minimum interest period.
Before submitting, have a 10-minute conversation with the lender's account executive. Ask:
A lender who answers these questions clearly and specifically is a lender who knows their own program. A lender who hedges, pivots to marketing language, or cannot give you a range is a lender to avoid.
