Private money and hard money are both non-bank lending options for real estate investors — but they are not the same thing. Hard money lenders are professional lending businesses with standardized programs and defined underwriting criteria. Private money lenders are individuals — often people in the investor's personal network — who lend their own capital on terms negotiated directly between borrower and lender.
Hard money comes from professional private lending companies. These lenders:
Hard money lenders are businesses. The relationship is a commercial transaction.
Private money comes from individuals — a family member, friend, fellow investor, high-net-worth contact, or anyone else willing to lend their personal capital to a real estate deal.
Private lenders:
Private money terms are whatever two parties agree to. Some private lenders charge nothing (family). Some charge rates comparable to hard money. Some require equity participation instead of interest. There is no standard.
| Hard Money | Private Money | |
|---|---|---|
| Source | Professional lending company | Individual investor |
| Terms | Standardized programs | Negotiated deal by deal |
| Relationship | Commercial transaction | Personal/network relationship |
| Speed | Fast (7-21 days) | Variable (depends on lender) |
| Documentation | Professional loan docs, title | Attorney-prepared docs (ideally) |
| Scalability | Available to any qualifying borrower | Limited to your personal network |
| Licensing | Licensed lender | Usually not licensed |
You need a lender now and your network does not have capital available. Hard money lenders are businesses — they exist to lend. You do not need a relationship to borrow.
You need a defined, reliable process. Underwriting timelines, draw processes, and closing procedures are standardized. You know what to expect.
The deal is complex enough to warrant professional documentation and oversight. For significant transactions, having a licensed lender with professional documentation reduces risk for everyone.
You are scaling. You cannot build a portfolio of 10 properties per year on private money from your network. Hard money lenders have capital to deploy at volume.
Your network has capital and trusts you. If a family member or fellow investor will lend at 6% versus hard money at 11%, the economics are significantly different.
You want maximum flexibility on terms. A private lender may accept interest-only payments, deferred payoff, or equity in the deal. Hard money programs do not offer this flexibility.
The deal does not fit any hard money program. Some deals — unusual property types, unusual deal structures, situations that do not fit any lender's credit box — may only be fundable through a private relationship.
The lender is already familiar with your track record. Private lenders who have watched you execute deals successfully may lend at better terms than any hard money program because they have first-hand evidence of your credibility.
Most investors use both over time. Hard money is the accessible, scalable option — available now, to any qualifying borrower, with predictable terms. Private money builds over time as investors develop their network and track record, and it supplements hard money for deals or terms that hard money cannot provide.
Building a private money network is a long-term project. Hard money is available immediately.
