Broker Price Opinion (BPO): What It Is and When Lenders Use It

By Broker Cheetah Editorial Team  ·  April 2026

Direct Answer

A Broker Price Opinion (BPO) is an estimate of a property's market value prepared by a licensed real estate agent or broker — not a licensed appraiser. BPOs are faster and cheaper than formal appraisals, typically costing $50–$200 compared to $400–$700 for a full appraisal. Hard money lenders sometimes accept BPOs for lower-risk loans, refinances, or as a preliminary valuation tool. For acquisition loans and larger deals, most lenders still require a full licensed appraisal.

What a BPO Includes

A BPO is prepared by a real estate agent or broker who physically inspects (or drives by) the property and researches comparable sales. A typical BPO report includes:

BPOs come in two forms:

BPO vs. Full Appraisal

A BPO and a licensed appraisal are not the same thing, and lenders treat them differently:

BPO Appraisal
Prepared by Licensed real estate agent or broker Licensed or certified appraiser
Cost $50–$200 $400–$700+
Turnaround 24–72 hours 1–3 weeks
Regulatory backing Not USPAP compliant USPAP compliant
Accepted for federally regulated loans No Yes
Accepted for hard money loans Sometimes Almost always

The key distinction is the appraiser's license and USPAP (Uniform Standards of Professional Appraisal Practice) compliance. Licensed appraisers are held to a stricter professional standard, carry errors and omissions insurance, and produce reports that can be used for federally regulated mortgage loans. BPOs are not USPAP-compliant and cannot be used for conventional mortgage underwriting.

When Hard Money Lenders Use BPOs

Hard money lenders operate outside the federal regulatory framework that mandates full appraisals for conventional mortgages. This gives them flexibility to use BPOs in certain situations:

Speed-sensitive deals. When a borrower needs to close in 7-10 days, waiting 2-3 weeks for a full appraisal is not practical. A BPO completed in 24-72 hours can provide the lender enough comfort to proceed.

Lower-value properties. On a $100,000 property, a $500 appraisal represents 0.5% of the asset value. Some lenders accept BPOs on smaller loans where the cost and time of a full appraisal is disproportionate.

Refinances with existing appraisal data. If a property was appraised recently and market conditions have not changed significantly, a lender may accept a BPO to verify the existing valuation remains valid rather than ordering a completely new appraisal.

Internal underwriting review. Lenders often order BPOs as a quick internal check before committing to order a more expensive full appraisal — a preliminary sanity check on the borrower's stated value.

Portfolio loans. Lenders managing large portfolios of loans sometimes use BPOs for periodic portfolio monitoring and value updates without the cost of full appraisals on every property.

Limitations of BPOs

BPOs are useful but have real limitations that borrowers and lenders should understand:

No appraiser liability. Real estate agents are not held to the same professional liability standards as licensed appraisers. A BPO value that turns out to be significantly wrong has less recourse attached to it.

Less rigorous comparable analysis. Appraisers are trained specifically in valuation methodology. Agents are trained in transactions. The depth of comparable analysis in a BPO is typically less rigorous than in a formal appraisal.

Not accepted for conventional refinancing. If you plan to refinance a hard money loan into a conventional mortgage, the permanent lender will require a licensed appraisal — not the BPO used for the hard money loan. If the full appraisal comes in lower, it affects your refinance proceeds.

Geographic expertise matters. A BPO is only as good as the agent's knowledge of that specific market. An agent from 20 miles away completing a drive-by BPO in an unfamiliar submarket may produce a less reliable value estimate than a local specialist.
