Clear to Close (CTC): What It Means in Hard Money Lending

By Broker Cheetah Editorial Team  ·  April 2026

Direct Answer

Clear to Close (CTC) is the confirmation from a lender's underwriting department that all conditions on the loan have been satisfied and the loan is approved to fund. CTC is not the same as funded — it is the handoff from underwriting to the closing team, which then prepares final loan documents and coordinates the wire transfer. Once CTC is issued, responsiveness is critical: a delayed document or signature can push a closing by a full day.

What CTC Actually Means

When underwriting reviews a hard money loan file, they issue a list of conditions — also called stips (stipulations) — that must be satisfied before the loan can close. Common stips include:

When every single stip is cleared — every document received, every condition verified — underwriting issues the Clear to Close.

CTC means: underwriting has reviewed everything, the loan is approved, and closing can proceed.

CTC vs. Cash-to-Close

These share the same abbreviation and are completely different:

CTC — Clear to Close: A status designation from underwriting. Not a dollar amount.

CTC — Cash-to-Close: The total amount of money the borrower must bring to the closing table. Includes down payment, points, broker fee, title costs, and all other closing costs.

In conversations and on documents, context makes it clear which CTC is being referenced. When in doubt, ask.

What Happens After CTC

CTC is the starting gun for the closing phase, not the finish line. After CTC is issued:

  1. Closing team takes over. The closing department (separate from underwriting at most lenders) prepares the final loan documents — the promissory note, deed of trust or mortgage, and all disclosure documents.

  2. Title company is notified. The closing team coordinates with the title company on the closing date, time, and wire instructions.

  3. Loan documents are sent for signing. Documents go to the borrower (and any guarantors) for review and execution — either at the title company in person, or via mail/electronic notarization in some states.

  4. Funds are wired. After documents are signed and the title company confirms all conditions are met, the lender wires the loan proceeds to the title company, which disburses them to the seller, broker, and other parties.

Timeline from CTC to funded: typically 1-3 business days for straightforward residential deals. Complex deals or those with title complications can take longer.

Why Responsiveness at CTC Matters

The closing phase is the most time-sensitive part of the hard money loan process. A purchase contract often has a hard closing date — a deadline the seller expects to be met. If closing is pushed by even one business day, the seller may have grounds to walk away.

The factors that push closing after CTC:

The brokers who consistently close on time are the ones who treat CTC as the beginning of a sprint — not a time to relax because approval is in hand.

Getting to CTC Faster

The fastest path to CTC is a complete file at submission. Every stip that underwriting requests after submission is a delay. The stips that come back fastest are the ones that were submitted upfront and not flagged at all.

Before submitting, proactively include:

A complete submission does not eliminate all stips — underwriters may always find something. But it dramatically reduces the number of stips and the time from submission to CTC.
