First Hard Money Deal Checklist: 60 Days to Your First Closed Transaction

By Broker Cheetah Editorial Team  ·  April 2026

Direct Answer

Getting your first hard money deal closed requires three things done in parallel: setting up your professional foundation, learning two or three lender programs cold, and getting visible in front of investors. None of it requires a marketing budget. It requires a consistent 60-minute daily time block and the willingness to do the work before you see results.

Week 1-2: Build the Foundation

Before you can place a deal, you need to look and operate like a broker.

Week 3-4: Get Visible

Before you have deals, you need to be in front of people who will eventually have deals.

Facebook groups:

Try this post: "Ever heard of a lender giving 100% of purchase price AND 100% of rehab costs on a fix and flip loan? It exists, but it comes with conditions most borrowers don't realize — here's what you need to qualify..."

That kind of post answers a question investors actually ask, demonstrates product knowledge, and starts conversations. Write the answers you wish were available when you were learning the product.

Week 5-8: Work the Funnel

By now you should have some LinkedIn connections, some Facebook engagement, and at least one lender relationship in progress. The goal in weeks 5-8 is to convert that activity into conversations with actual borrowers.

The Mindset That Gets You Through Weeks 1-8

Nothing happens in the first two weeks. Usually not in the first four weeks. The brokers who close their first deal are the ones who put in the daily time block without waiting for results to justify it.

Every LinkedIn connection is a potential future borrower or referral source. Every Facebook comment is visibility to hundreds of investors who did not comment but read it. Every lender AE conversation is program knowledge that makes you sharper on the next intake call.

The work is happening even when it does not feel like it. Keep the 60-minute block, every day, for 60 days. The first deal follows from that.
