You do not need a big budget to run a hard money brokerage. Google Workspace, HubSpot Free CRM, Canva, Calendly, LinkedIn, and a handful of other free or near-free tools give you everything you need to look and operate like a professional from day one.
The first thing you need is a professional email address. Not a Gmail. Not a Yahoo. An email that reads [email protected].
Google Workspace starts at a few dollars per month and gives you:
Pair it with Google Voice for a dedicated business phone number. Same Google account. Calls and texts forward to your real phone. Your personal number stays private. You look like a business, not a guy working out of his kitchen.
Canva is free and handles every visual you need as a broker:
You do not need a graphic designer. You do not need to learn Photoshop. Canva has templates for everything. Spend two hours and you will have a brand that looks better than most brokers who have been doing this for years.
A one-page website is all you need to start. Carrd lets you build one for free or a few dollars a year.
What goes on it: your name, what you do, the deal types you work, the states you cover, and a way to contact you. That is it. No blog. No complicated navigation. Just enough to tell a borrower or a lender "this is a real person with a real business."
You can upgrade later. Start with Carrd.
Stop going back and forth with borrowers trying to find a time to talk. Calendly integrates with your Google Calendar and gives borrowers a link to book a call directly.
Free tier is enough to start. Set your available hours, add a 20-minute intake call as your default meeting type, and put the link in your email signature and LinkedIn profile. Borrowers who are serious will book. Borrowers who ghost a scheduling link were not going to close anyway.
You need to track every deal and every relationship. Spreadsheets will fail you at the worst time.
HubSpot's free CRM is genuinely good. It gives you:
You will not need to upgrade for a long time. When you do, it means you have enough volume to justify it.
Hard money deals involve signed documents — broker agreements, authorization to release forms, fee agreements. You cannot be printing, scanning, and emailing PDFs in 2026.
Dropbox Sign (formerly HelloSign) has a free tier that covers light volume. Documents go out branded, get signed electronically, and come back complete. No fax machine. No lost paperwork.
Some explanations are easier to show than to type. Loom lets you record a quick screen-share video and send the link.
Use it to walk a borrower through a term sheet comparison, explain why a certain lender is the right fit for their deal, or follow up after a call with a summary of next steps. It is faster than writing a long email and more personal than a plain link.
LinkedIn is the most underused tool in a new broker's stack. Done right, it is also the most powerful.
Thirty minutes a day — strategically connecting with real estate investors, fix and flip operators, and other brokers — and engaging genuinely on the platform builds a pipeline. Not in a week. But in 12 to 18 months, that kind of consistent presence can generate enough deal flow to run a real business without spending anything on ads.
What works on LinkedIn:
It compounds. The connections you make in month two are worth more in month twelve than they were when you made them.
Once you have the above tools running, Zapier lets you connect them. When a borrower fills out a contact form on your Carrd site, Zapier can create a HubSpot contact automatically. When a Calendly booking happens, Zapier can log it in HubSpot. Free tier handles basic automations.
You do not need this on day one. Set it up when you find yourself doing the same manual task twice.
AI tools accelerate everything:
Use them to go faster. Do not use them to avoid learning the fundamentals. A broker who does not understand the deal they are putting into an AI prompt is going to miss things that cost their client money.
Put the lesson to work: verify your email and receive 5 free Credits. Use one for a real residential lender search or one quote-request batch to as many as four lenders. No card required.
