Hard money lending changes with market conditions. In expansionary markets, lenders compete aggressively on rate and leverage. In contracting markets, credit tightens, LTC drops, and lenders retreat from markets they entered during the good times. The broker who understands these cycles positions their borrowers appropriately and maintains lender relationships through the downturns that define who is still in business when the market recovers.
In a strong real estate market — rising values, active buyers, tight inventory — hard money becomes highly competitive. Lenders:
For borrowers, this is the most favorable lending environment. Capital is available, terms are competitive, and lenders are motivated to find reasons to say yes.
For brokers, expansion is also the easiest environment — deals flow readily, lenders are responsive, and everyone is making money. The risk is complacency: brokers who build their business only in expansion conditions have not tested their lender relationships or their business fundamentals.
What to do in expansion:
When values stop rising, transaction volume drops, and some markets see price declines, hard money lending contracts — sometimes quickly.
Lenders in contraction:
For borrowers, contraction means harder terms and fewer options. A deal that was funded at 85% LTC in expansion may only get 75% LTC in contraction. The borrower needs to bring more equity — or the deal does not work.
For brokers, contraction is the test. The lender relationships you built in good times are what get you access and service in bad times. Brokers without real relationships find that the lenders they barely knew stop returning calls.
What to do in contraction:
Regardless of market cycle:
Relationships still matter. In expansion, relationships get you preferred treatment. In contraction, relationships keep you in the game when less-connected brokers are locked out.
Clean files still close faster. Underwriters slow down in contraction but do not stop working — they just have less tolerance for incomplete or messy files. Clean files move faster at every point in the cycle.
Deal fundamentals still apply. A deal with a strong margin relative to conservative exit value is fundable in almost any market. A deal that only works at peak values in a hot market is a problem in any other condition.
Borrower experience still matters. In contraction, lender experience requirements tighten. Borrowers who would have qualified for 85% LTC in expansion may need an experienced co-borrower or more equity in contraction. The matching problem becomes more complex, not simpler.
Counterintuitively, a contracting real estate market creates specific hard money opportunities:
Distressed asset acquisition: When values drop and sellers become motivated, investors with the ability to close fast on distressed assets find hard money's speed valuable even if terms are tighter.
Less broker competition: Many brokers who entered the business in a boom exit when it gets hard. The brokers who stay — who maintain relationships, deliver service, and work the more difficult deals — have less competition and stronger lender access when the recovery begins.
Relationship deepening: When deal flow slows, AEs have more time for real conversations. Brokers who show up during slow periods build stronger relationships than those who only appear when deals are flowing.
Market knowledge: Brokers who work through a full cycle develop a sophistication about lender programs, borrower behavior, and deal economics that cannot be learned in a pure expansion environment.
In the early recovery phase — when values are stabilizing and starting to rise but before the next full expansion — the brokers and lenders who are well-positioned clean up.
Lenders cautiously expand programs. Borrowers who sat on the sidelines re-enter the market. Deal flow picks up. The brokers with the strongest lender relationships get access to the best programs first. The borrowers who stayed in touch with their brokers through the downturn are the first calls made.
Position yourself for recovery before it arrives. It always does.
