How Long Does It Take to Close a Hard Money Loan?

By Broker Cheetah Editorial Team  ·  May 2026

A hard money loan can close in as few as 7 days and typically closes within 14-21 days. The actual timeline depends on the lender's speed, how quickly the borrower provides documents, how fast the appraisal is completed, and whether any complications arise during title or underwriting. Borrowers who prepare in advance and respond immediately close faster.

The Typical Hard Money Closing Timeline

Day 1-2: Application and deal submission The borrower submits the deal — property address, purchase price, rehab budget, ARV, borrower background, and requested loan amount. The lender reviews for preliminary fit and issues either a soft quote or a term sheet.

Day 2-5: Term sheet / soft approval If the deal fits, the lender issues a term sheet outlining rate, points, LTV/LTC, term, and draw structure. The borrower reviews and accepts (or counters or moves to a different lender).

Day 3-7: Document collection and appraisal order The borrower provides the full document package: purchase contract, scope of work and renovation budget, entity documents (LLC operating agreement, articles), photo ID, proof of liquidity (bank statements), and any other lender-required items. The lender orders an appraisal or BPO (broker price opinion) to verify value.

Day 5-14: Appraisal and underwriting The appraisal or BPO is the most variable part of the timeline. A desktop BPO can come back in 24-48 hours. A full appraisal may take 5-10 business days depending on market and appraiser availability. Underwriting runs concurrently — reviewers are working on deal economics, title, and borrower docs while waiting on valuation.

Day 10-18: Clear to close Underwriting issues any conditions (stips) — additional documents, clarifications, or requirements. Once all conditions are cleared, the lender issues a clear to close (CTC).

Day 12-21: Closing Title company prepares closing documents. Closing is scheduled. Borrower and seller sign. Funds wire.

What Makes Hard Money Close Faster

Lender speed: Not all hard money lenders operate at the same pace. Some have streamlined underwriting, in-house appraisals or BPOs, and experienced teams who move quickly. Others have longer turnaround on every step.

Borrower responsiveness: This is the most controllable variable. Underwriting stalls when borrowers take 2-3 days to respond to document requests. Borrowers who respond same-day or next-day to every request close faster.

Prepared document package: Submitting a complete document package upfront — not piecemeal — eliminates back-and-forth delays. Know what each lender requires before you submit and deliver everything at once.

Clean title: Existing liens, judgments, or title issues require time to resolve. A preliminary title search before closing reveals these early.

BPO vs. full appraisal: Some lenders use a desktop BPO for valuation instead of a full appraisal. BPOs are faster. If closing speed is critical, confirm the lender's valuation approach before submitting.

What Slows Hard Money Down

Waiting on the appraisal: Full appraisals are slower than BPOs. In markets with limited appraiser availability, turnaround can stretch to 10-14 days.

Incomplete document submission: Every back-and-forth on missing documents adds 1-2 days. Multiply that by 3-4 incomplete submissions and you have added a week.

Underwriting conditions that require additional documentation: If underwriting identifies something that needs explanation — a prior bankruptcy, an unfamiliar LLC structure, a large deposit in bank statements — the condition takes time to resolve.

Title issues: Unreleased liens, boundary disputes, missing deeds, estate issues — these can delay closings significantly. Run a title search early.

Lender capacity: A lender that is overloaded with submissions may have slower turnaround at every step regardless of how fast the borrower moves.

How to Close as Fast as Possible

Choose a lender known for speed. Ask specifically: "What is your typical timeline from term sheet to close?" A lender who says 7-10 days and means it is different from one who says it and delivers in 21.

Get your document package ready before you need it. Before you put a property under contract, have your LLC documents, ID, 3 months of bank statements, and a one-page borrower bio ready to submit immediately.

Respond immediately. Every underwriting question and every document request should get a same-day response during business hours. The deal that closes fastest is the one that never stalls.

Submit to the right lender. If you are in a state the lender is not licensed in, or your deal type does not fit their program, time is lost before the first underwriting step. Submit to lenders who will fund your specific deal.
